Does anyone have any idea what this is? A lot of my Jade plants have been affected- it’s not overwatering etc. It is in the leaf and can’t be rubbed off. Virus? Fungus? Bug?????

There appears to be some tiny white spots on the leaves in the second photo. Perhaps those are what the article describes as mineral deposits from watering with hard water. Also, the medium appears to be a mix of sphagnum moss and peat; it's not the usual one recommended for a jade plant.
