shade trees for a city lot

    Would anyone like to help me to select small trees for a city lot??

    I am looking for a tree of up to 20' high, evergreen or deciduous, interesting all year round, fast growing.
    Living in a coastal community, new development (that means that we are starting with a landscape from the ground up!)
    Any ideas>

    How about Cotoneaster frigidus - fast growing to about the size you want, then slow later (so it won't get too huge). Semi-evergreen, and a good berry producer. Also some of the smaller rowans such as Sorbus vilmorinii or S. scalaris

    Paperbark maples, himalayan birch and stewartias all have nice bark in winter, in addition to the usual growth the rest of the year. But asking for fast growing tree and only 20ft. mature size is tough. These will all top that sooner or later I believe.
