Help My Maple is dying! Is this a maple?

I'm not even sure what type of tree is actually is. We are renting a home in Northern Virginia. The tree suddenly started to turn brown and seems like it's dying. We water the yard regularly. Any ideas?? Thanks in advance for any help!

Thank you, I took a branch and soil sample to a local nursery. Although the soil in front of the tree was moist the soil near the trunk was very dry. I have a hose with a slow drip hoping the tree can be salvaged.
