This tree between the Shop in the Garden and the entrance drive was discussed quite a bit in this thread: Ornamental cherries at UBCBG. It was determined to be a hybrid, at least 75% Prunus serrula, Birch Bark Cherry. Here is a bud photo from April 17, 2017.
