Unknown tree species in Surrey, B.C.

    I took these pictures of a tree blooming in Surrey, BC (zone 7b) last Spring .. and still haven't figured out what it was. Based on the flowers and foliage, can anyone help?

    That's it. Once again, thank you, Silver Surfer. No wonder I couldn't ID it .. I went through my book on the trees of the Lower Mainland - it wasn't in it.
