Tree Peony

    I have a tree peony that 25 years old. Was transplanted for the second time 2 years ago. Did well the first season til probably August. Then the leaves started to turn light green with brown tips on the ends. Now this year it did come back but now in June it started to do the same thing as last season. It does get about 4 to 5 hours full sun with shade in the early AM and about 2PM it is in the shade again for the day. I can't help but think it is in some weakened state or maybe a blight or disease.
    Please help.

    Maybe it needs to be watered or has become infested with mites.

    It has been getting a good amount of rain lately. I will check for mites.
