Ti Plant problems

    Aloha. I've been trying to grow a number of Ti plants for my backyard (in Venice, CA). I've bought mature plants from the nursery and plugs from Hawaii, trying to grow the plants from scratch. But all of them eventually develop ratty, torn looking leaves with brown, burnt-looking edges. I can't see see any obvious pests, but I do have an overall problem with snails. The Ti plants have been in full sun, partial sun, some have been in the ground, others in pots.

    Any advice would be appreciated.

    The name others may know this by is Cordyline terminalis.

    It likes Light shade to shade. Also needs abundant water, keep moist in summer, dryer in winter, likes a rich soil.
