    I feel it is not Cordia. Cordia leaves are not that smooth.

    Oh, I didn't notice young/green inflorescences in the first picture until now.
    A close-up of them (blooming, preferably) would give a good clue to the ID of the tree, POPO

    I here attached with two close-up of their flower.
    I heard from the neighbor that it is an avocado tree. But I couldn’t find the fruit.

    I agree with TonyR!
    I believe avocado trees are not self-pollinating.
    I'm not sure that's why you found no fruits.

    Not here
    Different leaf shape than I am used to for Persea americana, although I have not seen every cultivar by any means. Otherwise, there are many other species in same genus.
