Hi there, This is a tree I see occasionally around Vancouver, and there are 2 beauties at Queen Elizabeth Park. As it is winter, all I have to go on is the nut/seed which is: - 2" across - tan/brown and medium hard - pulpy white inside I looked at the leaves on the ground and believe they are single, serrated and about 3" long. The bark of the tree was vaguely reminiscent of and old Magnolia or a Plane Tree. Sorry that is all I have for now. Steve

It is actually Davidia involucrata! I found a spring picture I had taken of the same tree, with flower :) thanks! Steve
