My tree has really been thriving for the last year or so. Today I noticed these brown/black looking spots on some of the leaves. Almost looks like mold. Images here: Picture 1 and Picture 2

Do you know what this is and how to treat it?

Over watering, low humidity... what o ask may take quite the discussion, the history of the plant and its environment and the care / treatment may be your clues...

What are the black spots? Should I replant with no soil? Maybe its not getting enough nutrients b/c the soil is old? Maybe the pot it too small? We do turn it about once a month so that the side that is not facing the window is rotated. Any help is greatly appreciated....
