Unfortunately, we need to make a substantial trim to our Magnolia tree due to construction. The tree separates into three large limbs about 3 feet from the base of the trunk. One of limbs outer branches extends into area of construction. Should I trim back to the lot line (about 3 feet) or remove the whole limb? We live in Chicago.

    thanks

If you are doing something to the root zone that will matter more than cutting away part of the top.

The root zone shouldn't be impacted. I'm concerned that cutting off one of the major three limbs will cause irreparable damage.

Not guaranteed to be a problem, at least with a deciduous magnolia. There will of course be some decay likely behind the wound.
