I need help to identify my tree and plants.

    I live South of San Diego,California.
    I just moved to this home in a new location.
    All of the plants here have been neglected for years and I'm working hard to restore them.
    But first I need to know what I have.
    Please help.
    Please see the pictures.
    The first picture is a tree. It has fruit of some kind.
    The second is exotic looking plant that is slowly coming back.
    And the third is a fern looking plant that is very over grown.

    Tree looks like Feijoa sellowiana.
    The second might be a Plumeria.

    Photos 12 & 3-4, agree with Tyrlych; neither is a fern.
    Photos 5-6 are an Asparagus.

    The second photo is almost definitely the Common Frangipani, Plumeria rubra. Afraid I can't help with the others.
