  1. I've just moved to a new condo which is surrounded by mature trees. There is a large deciduous tree with birch-like black and white bark outside my suite. It has fairly small, rather heart-shaped leaves. I have been unable to see any up close for a better description. At present it is releasing what I presume to be seeds, which resemble white down. Could it be a variety of cottonwood?

    It sure sounds like it. Growing up in Manitoba we had lots of them... Here is a site that may help a bit....
