Browning Pony Tail Palm Leaves

    I have a pony tail palm that I bought about a year ago. It has had a lot of new growth and the leaves have doubled in length.... so overall it seems very happy. It does however live inside an office building in Maine. It does get several hours of morning sunshine in its present location. I have noticed that many of the leaves have these discolored varigated white patches, almost as if the green color is leaving the leaves. Does anyone know if this a watering problem or being moved to where it gets direct sunlight (to which it wasn't used to) and there this is a bit of sunburn? Although I try not to water too often, it is hard to tell if the soil is dry, as the top layer in the pot is made up of small pebbles, with soil underneath (I was going to repot when spring comes into a slightly larger pot and better potting material - there are some excellent posts about doing that.) Thank you all for any help with this amazing little tree.

    AND... to add to all that - it now seems to have little black grit on the leaves!?? It is not near any other plants.... Anyone have any ideas about that? Thanks!
