Does anyone know what this plant is?

It seems to be a succulent as the leaves are thick and stiff, and if you snap one you can see a clear layer covering the upper surface. The biggest leaves are about 5cm long, and all the leaves and stems are covered in tiny hairs. It's never had any flowers. At the moment it seems quite happy on an east-facing windowsill and being watered fairly often now that it's sunny.

Any ideas as to its identity would be greatly appreciated, I've had it for about four years now and have not yet been able to work out what it is!

    Thanks

I'm not sure but it looks like a variegated Peperomia.

I agree, looks more like a pepperomia. Definitely not a Hoya at any rate.

    Great, thanks very much!

After some Googling I think it's Peperomia orba 'Variegata'.

Thanks for your help; it's been a mystery to me for years...
